RENTAL AGREEMENT Sand and Surf Beach House, Ocean Lakes House 5130 6001 South Kings Highway, Myrtle Beach, SC 29575 CHECK-IN TIME: 4:00 PM EST CHECK-OUT TIME: 10:00 AM EST NO Early Check-In or Late Check-Out Available You are renting from a private owner, not Ocean Lakes Campground. This is our personal family home; we are not a large property management company. We have decided to list our home so other families can enjoy the beach and build lasting family memories. We will treat all our guests as family and appreciate the same respect from our guests. Your comfort during your stay is of our utmost importance. SMOKING POLICY: This is a NON-SMOKING unit. Smoking is NOT ALLOWED inside the home. Smoking is NOT ALLOWED on the Exterior Decks, Balcony, or Stairs of the Unit. PET POLICY: Pets or any animals are NOT PERMITTED inside or outside of the rental unit under any conditions. (This home is rented to families with severe pet allergies) GRILLING POLICY: Outside grilling is permitted on the concrete pad or other designated grilling areas on the ground level, please move the grill away from any structure before grilling. Grilling on the Decks or Balcony is Not Permitted. Grill is provided, but the amount of propane is not guaranteed. Please move the grill a safe distance away from the house to allow for proper heat distribution. DAMAGE PROTECTION: A “Property Damage Protection” insurance policy is required and paid through VRBO in the amount of $59, if rented through VRBO. This is a non-refundable insurance policy that gives you protection against accidental damages or damages to our property. A claim can be filed by management for accidental damages to the home that include stains, damage to furniture, appliances and accidental damages to the home. Management has all rights to submit a claim against the policy as they see fit for any additional damages, renter agrees to accept any submitted damages against the “Property Damage Protection” policy. Additional charges may occur if: ● Trash is not placed in the Green Roll-Out Garbage Receptacle and pushed near the street. ● Dirty dishes are not placed in the dishwasher and the normal cleaning cycle started. ● All keys are not left on the kitchen counter or back in the lock boxes. ● All charges/fines accrued through Ocean Lakes during the stay are not paid prior to departure. ● Any household items are lost or damaged. ● If you or anyone in your party was evicted by the homeowner, representative of the homeowner, law enforcement, or Ocean Lakes Security. ● Any of Ocean Lakes Policies and Homeowner Policies and Agreements were not followed. ● If fines were incurred for golf cart violations. MAXIMUM OCCUPANCY: Accommodations are STRICTLY LIMITED to fourteen (14) guests, (12) adults. Overcrowding will not be permitted. Exceptions will be made for infants occupying a portable crib. Furniture is subject to change. A completed Occupancy List will be required for all reservations and will be emailed separately. NO GROUPS: This house will be made available for rent to FAMILIES ONLY. House party groups, senior week groups, graduation party groups, or other similar groups are NOT PERMITTED CHAPERONED OR UNCHAPERONED. CANCELLATIONS/CHARGES/TRANSFERS: Reservations are non-transferable. Requesting to change/transfer a reservation to another home, or date, is a cancellation to the current reservation. No refund on cancellations, regardless of reason (including inclement weather, employment, family, illness, death, economic factors, etc.) Refusal of rental property, no shows, or changes that result in a shortened stay do not warrant any refund of rent. The guest shall not assign this agreement or sublet the property in whole or in part. TRAVEL INSURANCE: We highly recommend all guests purchase Vacation Protection Insurance on all reservations. We do not require travel insurance and only menon it as a reference for researching your protection options. We are not liable for any claims, disputes, policies, refunds. MINIMUM STAY: This property requires a one-week, Saturday-to-Saturday, minimum stay during the peak rental season (June–August). If a tenant is unable to stay the full week or if the rental is taken for less than a one-week stay it must be approved by rental owners. FALSIFIED RESERVATIONS: Should a tenant misrepresent him/herself, or the registered or unregistered guests of the tenant; then the tenant, in its entirety (all occupants) will be required to vacate the premises immediately, without refund of monies paid. If the home is left unattended by the person renting the home or by anyone not listed on the provided occupancy list, they will be required to vacate and forfeit the remaining monies paid.
