CHECK-IN: After 4:00 pm EST. If our property is cleaned and ready for your arrival, we will allow you to check in to your rental early and begin enjoying your vacation. However, we can not guarantee access until 4:00 pm. CHECK-OUT: Check out time is 10:00 a.m. Unit must be vacated by 10:00 a.m. (see Departure Checklist). No late check-out requests will be granted during peak season. Please leave the door locked and place the keys in the lockbox. SMOKING: Our home is NON SMOKING, NON VAPING, and NO E-Cigarettes allowed. This means DO NOT SMOKE IN OR ON THE PROPERTY. There are no exceptions. PETS: ANIMALS ARE NOT PERMITTED. This will result in a $250 pet fee, as well as eviction and forfeiture of rent. This property is strictly an animal-free zone due to severe allergies. This is our vacation home as well and is a health and safety hazard for family members and others. GARAGE/STORAGE SHEDS: You may use the outdoor building. You are welcome to use beach chairs, beach toys, and sports balls. If you use these items at the beach, please make sure you rinse them off each day and allow them to dry before storing in the building. RENTER RESPONSIBILITIES: The Renter(s) must be a responsible adult 25 years of age or older. The Renters shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Renter(s) is cautioned not to leave trash out for long periods of time because it attracts animals and smells. Keep the garbage can by the road for pick up. The Renter(s) shall pay for any damage done to the premises over and above normal wear and tear. The Renter(s) shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Renters shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Renters shall then immediately vacate the premises. Quiet hours 11 pm - 7 am. If Horry County Law Enforcement is called to the site for any reason, you have to be evicted; you will be responsible for paying all fines associated with that incident. It is advised that you pay particular attention to all rules and regulations and follow them to avoid a disruption in your vacation. If you are evicted for any reason, all monies will be forfeited. The Renter(s) and Renters’ Guests shall hereby indemnify and hold harmless homeowners against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Renter(s) expressly recognizes that any insurance for property damage or loss which the property manager may maintain on the property does not cover the personal property of Renters(s) and that Renters should purchase their own insurance for Renter(s) and Guests if such coverage is desired. FURNISHINGS: The owner shall provide cups, knives, forks, spoons, dishes, and other items as commonly used. Toilet paper, paper towels, soap, dish detergent, laundry detergent, shampoos, and other consumables are to be purchased by the renter(s). No reimbursement will be made for unused consumables left on premises. If consumables exist at the premises when the Renter(s) arrives, the Renter is free to use them. Car Pass: Each car must have a car pass to enter the park. The cost for the passes is $15 per day for each vehicle. If Express Check In ($12 day) was completed and you have your tag, you will not need to stop by the office. Renter agrees that Fireworks and other hazardous materials shall not be used in or on the property. Renter shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits. The property has fire alarms installed and they are believed to function properly at the time of rental. Tenants will notify management without delay if a fire alarm chirps or has low battery condition. Renter is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one. Renter shall see to their own security while on the property by locking doors, windows, etc. when it’s prudent to do so. Valuable items left behind by the Renter will be held for the Renter and every reasonable effort will be made to contact the Renter for return. If the items are not claimed for longer than 30 days they shall become the property of the Landlord. The Landlord shall not be held liable for the condition of said items. Ocean Lakes has a mandatory Age Curfew in place. Anyone under the age of 21 must be accompanied by an adult 21 years old or older between the hours of Midnight and 5 am. OCCUPANCY LIMITATIONS: Exceeding occupancy limitations and/or guests not registered will result in a
