Security Deposit The $350 security deposit secures the reservation and is refundable within **14 days after checkout**, minus deductions for damages, excessive cleaning, missing items, rule violations, or unpaid fees. If damages exceed the deposit, the renter agrees to pay the balance immediately. 2. Condition of Property Renter agrees to return the property in the same condition as received, normal wear excepted. Any damages not reported at check-in are assumed to be caused during the stay. 3. Use of Property The property is for private residential use only. No parties, unlawful activity, excessive noise, or disturbances. No alterations or installations are allowed. 4. Occupancy & Supervision No more than 7 occupants are permitted. Minors must be supervised by the renter at all times. Violation may result in immediate termination without refund. 5. Golf Cart Rules (if applicable) Golf carts may only be driven within Ocean Lakes Campground by licensed drivers **25 years or older**. No loud or vulgar music. Renter is responsible for all fines or damages related to golf cart misuse. 6. Cancellation Policy * **More than 60 days before check-in:** Deposit refunded minus $50 fee if re-rented; otherwise deposit forfeited. * **Less than 60 days before check-in:** Rent refunded minus $50 fee if re-rented; otherwise rent forfeited. Security deposit is returned if rent is forfeited. 7. Subleasing Subleasing, transferring, or assigning this agreement is prohibited. 8. Owner Access Owner may enter the property at reasonable times for inspection or repairs. 9. Rules & Restrictions * **No pets** (unless renting a designated pet-friendly home with signed pet agreement) * **No smoking of any kind** * No fireworks * Trash must be bagged and placed in bins for scheduled pickup 10. Linens & Cleaning Towels and linens are provided unless stated otherwise. Missing or damaged items will be charged. Beds must be used with sheets. Renter must perform basic cleaning (dishes, trash removal, fridge emptying). Failure to follow cleaning instructions may result in additional fees or forfeiture of the security deposit. 11. Weather & Evacuation Owner is not responsible for natural disasters. If evacuation is required, a prorated refund will be issued. 12. Parking & Check-In Ocean Lakes will email Express Check-In details. Parking passes must be purchased directly through Ocean Lakes prior to arrival. 13. Lock-Up & Care Package Renter must lock the home upon departure and secure keys. Renter agrees to read and follow instructions in the house care package. 14.
