HI-Tide Rental Properties LLC Grant of License This Grant of License is made by Hi-Tide Rental Properties, LLC and ______ (“Registered Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration This Grant of License is for the use and occupancy of the property described herein below, and no other property, only for the specific dates and times set forth below. This is a license agreement for access and occupancy, subject to the terms and conditions stated herein. THIS IS NOT A LEASE. Guest shall have no rights as a Tenant under the South Carolina Landlord Tenant Act. Occupancy of the premises before or after the specific dates and times authorized herein or otherwise in violation of the terms and conditions of this License and Agreement shall constitute Trespass and shall subject the Guest and all other occupants to immediate removal from the premises. 1. Premises: The property is located at 1785 Snapper Lane in Ocean Lakes Family Campground. 2. Rental Party: The occupants shall consist of Registered Guest and the following persons (List names and ages) A copy of a valid driver’s license required for person making reservation and payment. ______________________________________________________________________________________ 3. Maximum Occupancy: The maximum number of guests is limited to 6 persons. 4. Term of Occupancy: Check in is at 4:00 pm on _______, 2023 (the “Arrival Date”) and check out is at 10:00 am on _______, 2023 (the “Departure Date”). 5. Rental Rules: Registered Guest agrees to always abide by Rental Rules and House Rules in attached document while at the property and shall cause all authorized guests and anyone else the Registered Guest permits on the property to abide by ALL rules at all times while at the property. 6. Cleaning: This is our home not a hotel. Please take care of it during your stay and make a point to leave it in as good condition as you found it. By signing below, the registered guest agrees to pay additional fee of $200 cleaning if determined by cleaning service. 7. Access: Registered Guest shall allow Homeowner/Representative access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Insurance: We encourage all registered guests to protect their vacation with travel insurance / Vacation Rental/Damage protection. 9. Cancellation policy: 100% refund if canceled at least 60 days before arrival date. 10. As a courtesy we have provided a golf cart with the property. If any problems should arise during your stay we will do our best to have repairs made but the ability to use the cart holds no bearing on amounts paid by guest. 11. Ocean Lakes has strict rules for golf cart use and will hand out tickets without warning for loud music, speeding, reckless driving, underage driving and of course driving intoxicated. The registered guest is responsible for the payment of tickets handed out to anyone in their party and for the subsequent golf cart storage fee of $1500 if Ocean Lakes takes away the cart privileges for the site plus you will be asked to leave with no refund. Should a violation occur on your part or the part of your party, those violating these policies will be asked to leave and forfeit all monies paid. The parties agree to the terms of this document and that this document shall supersede any previous agreements as evidenced by the signatures set forth below.
