The guest(s) acknowledges and understands that this reservation is for only the number of adults and children listed below. Guest(s) must be a minimum of 28 years of age to rent this house. If this house is not occupied and supervised by a PARENT/LEGAL GUARDIAN 26 or older they will be subject to eviction without refund and will be liable for any damage that exceeds the deposit. No Students. Guest agrees that he/she/they and invitees shall occupy the premises to this license agreement at the sole risk of the Guest. The property owner nor Ocean Lakes or their respective agents shall be liable for any reason whatsoever arising during their stay, including but not limited to personal bodily injury, physical or emotional distress property damage, indirect, incidental, consequential or exemplary damages, this is a waiver of all claims or liability of the property owner/agent and shall apply for all claims and damages in law or equity and under all circumstances. The owner is also not responsible for any unforeseen causes such as damage to the house due to fire, water damage, theft, break-in etc. It is recommended you insure your personal property. This includes, autos, bikes, scooters, all motor auto or outdoor transport toys and vehicles, all toys, all technology including cameras, video cameras, I Pads, tablets all falling under this category and all that falls under Personal Property brought to this house not belonging to owners of the Vacation house. At departure keys should be left on the kitchen counter and lock the door from inside when you leave. If you forget and leave with keys, please mail back to me as soon as you return home otherwise you will be charged $25.00 for each missing set. No Pets of any kind are permitted without owner’s prior written approval. You will be required to vacate the premises if a per it reported on the property with no refund. If you are current with your rental payments and would have to cancel due to unforeseen circumstances and I am able to re-rent the house during that time I will return all monies less a$75.00 administrative fee but if I have to re rent last minute for less money, then the difference will be subtracted from your refunded amount. Otherwise, cancellation is as follows: 50%refund of their paid rental cost if they cancel at least eight weeks before the start of their Reservation; or a 25% refund of their paid rental cost if they cancel up to four weeks before the start of their reservation. 9.A parking pass of $15.00 per day per car is required to be paid for directly to Ocean Lakes. You can do this ahead of time once you are entered into the portal, at a discount. There is parking beside the house for 3 vehicles, you can also use overflow parking at the South Gate area to better access the entertainment area under the house. Motorcycles are not allowed in Ocean Lakes nor is a camper or recreational vehicle allowed to be hooked up or used on property. All trailers are to be parked at overflow parking. Guests agree that I or my agents may enter the premises for the purpose of effecting necessary repairs or maintenance. I provide an emergency local contact number in the even there is a problem. A golf cart is not included with the house, but it can be rented along with the house. No gas golfcarts are permitted in Ocean Lakes, only electric ones. Should you bring your own you will then be required to register at the Ocean Lakes golf cat building and show proof of no less than$50,000 golf cart liability insurance. Golf carts can also be rented through Ocean Lakes Golf Cart Rental. Rules must be followed for Golf Carts or guest risk losing use with no reimbursement. Ocean lakes is a family-oriented community and the use of our house, and the communal areas of the park shall not be such as to disturb or offend other guest or residents of Ocean Lakes or we have the right to terminate this agreement and ask disruptive guest to vacate the premises without a refund. Cleaning supplies are provided, and the house should be left in the condition that it was when you arrived, even with the mandatory cleaning service scheduled. This a Non-Smoking, Non-Vaping property. Guest must report any breakage, damage, or non-working appliances during their stay promptly. All disruptions or emergencies must be called into Ocean Lakes Security FIRST. They will dispatch Horry County. They can and will issue a no trespass violation against you or a guest of yours and will immediately evict, losing your damage deposit. You must be aware of all of Ocean Lakes’ rules and regulations and ensure your guest complies.
